Manage the engineering department. Prepare the OPEX and CAPEX budget for master maintenance program, renovation work if required. On site management and coordinate all property maintenance and management matters. Conduct daily and routine maintenance of M&E systems and equipment. Coordinate building renovation work and tenant’s fit out work. Responsible for proper operations and maintenance of M&E systems and equipment. Implement energy saving program. Prepare monthly reports and inventory lists. Liaise with tenants and attend to tenants work requests. Liaise with suppliers, contractors and authorizes. Ensure Fire, Life and Safety systems are operational. Review and approve all invoices and Purchase requests involving Technical Services and installations, machinery, parts and audio-visual equipment etc. Recruit and select engineering employees if required. Maximize the effectiveness of engineering employees by developing each of their skills and abilities through the appropriate training, coaching or mentoring.
Oversee the overall of serviced apartments in good operation Coordinate with tenants to provide critical feedback when required and solving problems Build and maintain a set of operational procedures for the building Establish and execute the Preventive Maintenance Program and Energy Saving Program for the building and ensure that all facilities function well and efficiently Develop and maintain the tenancy service framework and foster positive work relationship with the tenants Manage all operation-related contract services Oversee the safety management of the building Plan OPEX and CAPEX budget for master maintenance program, renovation work if required Review/Prepare operations reports, ensure the operations record are well-kept on a regular basis Liaise with government agencies and insurance agencies when required; attain and keep all necessary operating licenses Act as the Duty Manager when assigned Lead, train and build up the capability of Operations and Maintenance.
